   Before we let your property, we make detailed recommendations as to how you might best present the property to achieve a maximum rent and the most suitable tenants. We will find out from you your particular requirements and concerns to ensure they are met.

 Tenant Management

   We are a dedicated Company, we work diligently to secure the best tenants for our properties. Every vacant property has our 100% focus and attention. 

   We have excellent market knowledge in all suburbs, and our advertising is expressive and succinct. 

   Mason Gray Strange has a good reputation amongst tenants and we know that tenants who are given excellent service will care for your property. 

   Quite often, past tenants contact our office again for either rental accommodation or as new owners of investment properties. 

·       Personal Attention 

   We interview all prospective tenants personally, thus your property is protected because we deal with them directly. 

   We actively promote and build a rapport with the prospective tenant when contact is established. 

·      Careful Screening 

   We take formal written applications. 

   Our reference checks are very comprehensive and we only recommend a tenant to you when thoroughly satisfied and confident ourselves.

·        Regular Inspections 

   Your property is inspected at the commencement of every new tenancy and a complete report is assessed and documented at that time.  On vacation, the inspection is repeated thus minimising disputes with regard to disbursement of the bond. 

   Regular four monthly property inspections are carried out to ensure that the tenant is complying with their legal obligations and the landlord instructions.  This enables us to inspect the property for any structural damage or maintenance that may be evident and in need of attention.  These details are reported three times a year and forwarded to the landlord for consideration. 

·      Changes In A Tenant’s Circumstance 

   We aim to rent your property for the longest and most secure term available. Continuity of a good tenancy is our goal. However, the world does not always work this way, thus, if something unforeseen arises, we act immediately to relet your property. 

Approved Documentation 

   Extensive documentation is required when renting a property. We ensure your protection with continually updated and accurately executed reporting. 

Insurance 

We offer a Landlord Property Protection Policy through Millennium General Insurance, offered through MGA Insurance Brokers Pty Ltd. For a very competitive premium your property is covered for loss of rent due to undue departing or defaulting tenants or damage, making your property untenantable. Some legal expenses are also covered. This insurance is not available to private Landlords.

Building Insurance covers just that - the rebuilding of the property.  Strata Corporation Insurance and Building Insurance do not cover your contents, i.e. light fittings, curtains, blinds, carpets, etc. 

Strata Corporation Public Liability Insurance also only covers public liability on common areas not within Owner unit subsidiaries. 

Landlord Property Protection Policy also covers limited contents and a Twenty Million Dollar ($20,000,000.00) Legal Liability. 

    Landlords must notify their insurance company that the property is tenanted to ensure maximum cover. 

   Smoke alarms are compulsory from 1st January 2000 and our company recommends the installation of hardwired units with back-up battery. 

Committed Tradespeople 

   We have an independent sub-contract team of tradespeople who are dedicated professionals committed to quality work at trade prices that we pass directly on to you. Of course, if you would prefer us to use your own people, we would be happy to do so. 

Fees 

   Our fees are based on the Real Estate Institute of South Australia Incorporated scale with special rates negotiable in certain circumstances. 

   We will not give you a cheap or a cut rate service. This is reflected in the fees. We provide a professional service and the results will delight you. The savings in rent rate achieved and the cost of the damage that is prevented will make our fees pale into insignificance. However, in many cases, our fees are somewhat less than the full recommended rates and of course, they are tax deductible. 

Residential Service Charges

§         Management Fee - 9% & GST

§         Letting Fee - 2 weeks & GST

§         Out-of-Pocket Expenses - eg. Keys cut

§         Advertising Fees - paid by owner

§         Residential Tenancy Tribunal - $50.00 & GST

§         Insurance claims $25.00 & GST

§         Realestate.com Advertising - $50.00 incl. GST

§         Statement Charges - $5.00 & GST for a fully itemised & computerised statement as a monthly cost

§         Landlord & Creditor Cheques - $1.50 & GST

§         GST on all fees and charges @ 10%

Recommended Service Charges Absorbed by Mason Gray Strange Include The Following:

§         Repairs - arrangements of/supervision of/organisation of quotes

§         Lease documentation

§         Bond Lodgements and Refunds 

§         Completion of Inspection Report at Ingoing Inspection

§         Routine Inspections (4 monthly)

§         Negotiating Cancellation/Surrender of Tenancy

§         Completion of Final Inspection at end of Tenancy

§         Lease renewals and rent reviews

We emphasise rather than add on additional expenses, we earn our management fee as part of the ongoing management of your property.

Letting Only 

§         First two weeks rent & GST (10%)

§         Outgoing inspections - $50.00 & GST

MASON GRAY STRANGE RENTALS

We would like to introduce to you our team here at Mason Gray Strange Rentals:

Pam Maxwell is the Manager of the department. She has worked in Property Management and Real Estate Sales for many years. Pam brings a wealth of knowledge to the Department and is open, friendly, very experienced and takes pride in providing a professional service.

Dianne Lang is an assistant to our property managers. Having gained the appropriate qualifications and also holding an agents license she has over 14 years experience as a full time property manager and is well qualified to help you with the management of your property. Dianne enjoys her work and is willing to go that little further to ensure that her clients are happy.

Wendy Barry is the Accounting and Office Administrator. She has worked in the industry for many years and brings to the Department, excellent Trust Accounting and computer skills and a delightful telephone manner. Wendy is very thorough, and enjoys providing “in house” support to all the staff in the office, as well as coordinating smooth operational wellbeing of the office function. She is the anchor to our Department and fills many roles - Property Manager, Secretary, Receptionist and Complaints Department.

Annette Sinkinson is our Commercial Property Manager and brings a wealth of knowledge and experience to Mason Gray Strange Rentals. She is also very established in Real Estate Sales in both Commercial and Residential.

Jacquie Webb is our newest team member who shall be taking on all aspects such as assisting with the Accounting and Office Administration and Property Management.
